As a rule, we do not accept pets. On occasions we may consider one small dog should the breed/size/age be acceptable, and the guests are willing to limit access to living areas only and provide suitable coverings for all soft furnishings.
Our maximum number of guests is 15 at Coast House and 10 at Bromholme Cottage, plus one infant at each. Please note there is a maximum of 12 adults at Coast House.
We do not allow additional guests at the property who aren’t on the original booking list without prior arrangement. Any violation of this rule will result in you being asked to vacate the property immediately. This is to ensure we stay within our insured limits on the number of guests staying.
We have private parking for 2 cars at Coast House and 4 cars at Bromholme Cottage. At Coast House, there is also free on-street parking close to the house, or a pay & display carpark at the end of Alfred Road.
Unfortunately, we do not accept stag dos.
We are willing to host hen parties if the number of adults is low (max. 10). Our houses are not for groups where the potential for partying and excessive noise is likely, therefore guests are required to meet the strict rules regarding noise below.
Unfortunately, we have received a couple of complaints from our neighbours about excessive noise, loud music and partying in the garden. Our garden is surrounded by other homes and businesses that require no noise beyond 10pm.
Our neighbours have our telephone number and will contact us if there is noise after 10pm. If this happens, we will call you to deal with the problem and you may lose any damages deposit. If there is an excessive violation of this rule, you and your group will be asked to vacate the property immediately, with no refund. We ask you keep the noise to a minimum in the garden, especially after 10pm, including the closure of the rear patio doors.
We can offer a travel cot and highchair at both places. Guests will need to bring their own cot bed sheets and bedding. Stair gates can also be made available at Coast House (Cromer). We have plastic plates, cups, bowls and cutlery, and a selection of games, books and toys at both properties.
Yes, all white bed linen provided plus two white towels per person (one large bath and one hair/hand towel per guest). Hand towels are also available in the bathrooms. Please bring your own towels for hot tub/beach use. Please do not take any towels to the beach.
Yes, we have an iron and ironing board in both properties, and an airer to dry clothes. A washing line is also present at Coast House.
3 x hairdryers are provided in both properties.
We leave 2/3 toilet rolls in each bathroom and hand soap, and a starter pack in the kitchen including washing up liquid, dishwasher tablets, sponge, tea towel and some basic cleaning products under the kitchen sink.
The fridge/freezer at Coast House has a water and ice dispenser. At Bromholme Cottage we provide ice trays.
Yes, from October to end of March we supply a starter pack of logs, kindling and paper. This is provided in a basket by the log burner. Further wood can be purchased from our local convenience store at Bacton, or Morrisons/QD at Cromer.
The owners take the health and safety of all their guests very seriously. The hot tub poses certain risks due to water contamination. The Health and Safety Executive have strict guidelines regarding hot tub use and maintenance which the owners strictly adhere to. We require all guests to read and familiarise themselves with our advice and guidelines around hot tub use.
Our role is to empty/refill/disinfect the hot tub between guests, disinfect water with chlorine at a safe/adequate level, and ensure water level and temperature is set correctly.
We provide testing strips to our guests to ensure the chlorine levels remain at an adequate level. For stays more than 3 nights, we ask guests to add additional chlorine when levels drop and keep water levels at a certain height when not in use.

At Coast House, we do not provide a BBQ due to the size of the garden and proximity of neighbours.
At Bromholme Cottage, we provide a charcoal BBQ. Guests are required to bring/buy their own charcoal should they wish to use it. This is put away during the wintertime but can be left out if requested. All we ask is guests clear/dispose of any resulting ash (once cooled).
Yes, you can arrange for delivery provided it arrives after your agreed check in time and a member of your party will be present to receive the delivery. The full address for each property is as follows:
